Please find enclosed an information leaflet entitled RICS Home Surveys Information Sheet. If you decide a different type of survey is required, an additional fee may be payable.
The fee is in respect of providing a Homebuyer Report in accordance with the RICS Practice Statements applicable at the date of inspection and the RICS Valuation – Professional Standards UK January 2014 (revised April 2015) also known as “The Red Book”. The date of the valuation included in the HomeBuyer Report will be the date of inspection,
Prior to the date of the inspection we will confirm to you the name of the surveyor scheduled to prepare the report and the proposed appointment date for the inspection. We will only allocate the preparation of the report to a surveyor who has the competence to undertake the assignment, provide an objective and unbiased valuation and who we believe has no material involvement or conflicting interest which would prevent him or her acting on your behalf.
It is agreed that the nature and source of any third party information that you have requested or supplied is to be relied upon in the preparation of the report.
If on arrival to undertake the inspection the surveyor believes that the property is of a type that is outside of his or her experience due to its age, type of construction or the presence of unusual features; or, that it would be in your best interests to commission a Building Survey we will contact you before proceeding.
If on inspection the surveyor believes the property differs significantly from the description provided to us it may be necessary to review the fee charged. In such circumstances, we will contact you before proceeding. No additional fees will be incurred without your agreement.
