RICS Level 3 Building Survey Report

Booking for - April 29, 2024*

You should choose an RICS Level 3 Building Survey (formerly called a structural survey) if you’re dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works.

It costs more than the Level 2 Homebuyer Survey report because it includes more detailed information about the structure and fabric of the property.

An RICS Level 3 Building Survey Report will cost more than some other types of survey, such as an RICS Homebuyer Survey Report, but it will give you more detail on the state and condition of the property, which you’ll find of great value when assessing if it’s the right property for you.

*Subject to access of the property which may be conditional on the current owner and viewing arrangements.

Let us provide you with one of our RICS Building Survey Reports.

Very communicative, both on phone and on email - Survey was emailed the same day that it was completed, and very thorough and reasonably priced vs. competitors. Highly recommended.

Excellent throughout

I required a valuation report and my request was submitted on a Saturday evening. I was surprised that I received communications from their customer services with the promise of availability on the following Monday. I received a call on the Monday after 9 am and my survey was booked for midday. The surveyor named Stuart was very professional and the report was emailed to me by 5 pm the same day. Can't fault FP Surveying as my expectations have been exceeded. Highly recommended!

FAST

FAST, QUICK TURN AROUND & SUPER PROFESSIONAL I'm a first time buyer and this whole process has been daunting, I called around a few places to get the best quote and I found FP Surveying! From start to finish it has been a great experience, I needed my survey & report back in the same week and it was achieved. Anthony was great and guided me through everything, he asked me to point out my key concerns so he could investigate further. Inspection was carried out on a Monday and I received my report EOP Tuesday. Very happy and would recommend.

After first contacting FP Surveying, they were able to offer a cheaper quote than any other provided we had previously spoken with. FP Surveying were able to act quickly and efficiently which was highly appreciated. Ruby spoke to us before conducting the survey to understand if we had any additional questions and then she also called us later that afternoon to inform the survey was complete. Overall would highly recommend.

I couldn't recommend them enough

I couldn't recommend them enough, honestly! I'm in the process of buying my house and they just made a step in the process easier. The survey was booked and complete within a week: a week, and I'm not exaggerating. David my surveyor was a pleasure to talk to. He went through the property and after inspecting he gave me a call to explain the immediate issues he had spotted. You just know when you find a good company. Their rates are also unbeatable, even my conveyancing agent was surprised at them. It's a no brainer, if you want a RICS Survey for your home, these are your people

RICS Building Survey Reports, A Surveyors Perspective

There is a difference between a lenders valuation and an RICS Level 3 Building Report. The first is on behalf of the lender to check the value of your new home and the latter to check its condition.

A fact that you can’t ignore is that on average homebuyers spend £5750* on repairs once moved into their new home!

This is often down to not getting a proper survey done before signing on the dotted line. Spending money now can save you thousands further on down the line.

Make sure you aren’t left with unexpected repair bills by appointing FP Surveying to come out and see you. Getting an RICS Building Survey Report could be a decision that saves you thousands of pounds.

*Research on behalf of RICS. Actual surveyor may not be as attractive as illustrated.

Remember a valuation is not a survey, ask for an RICS Building Survey

According to the Royal Institution of Chartered Surveyors (RICS) buyers who didn’t get a survey faced on average £5,750 worth of repairs when they moved in and 17% of these ended up paying more than £12,000 on average to make their homes habitable. Ask yourself, if you can’t afford the price of the survey, can you afford the hefty cost of house repairs down the line?

We understand that when you are buying a new home you want to make every penny count. It might be tempting to assume that a simple mortgage valuation will provide you with the reassurance you need regarding the condition of the property and future maintenance liabilities, but that’s not what it is intended for and you could be faced with significant unplanned repair costs.

Buying a home can be one of the biggest financial commitments you are likely to make so it is important to know as much as you can about the property you are thinking of purchasing.

Ask for an RICS Building Survey or Homebuyer survey cost today.

RICS Level 3 Building Survey Reports

Buying a home is probably the biggest investment you ever make, so you’ll want a true picture of its condition right from the start. Mortgage valuations are not the same as house surveys. Lenders conduct basic checks to verify the property’s value, but that’s usually all. A thorough, professional survey identifying any issues early on will save you both time and money.

Our RICS surveyor will have a broad knowledge of your chosen area, types of local property, and issues to look out for. You can trust their detailed assessment to give you confidence by being completely sure of what you’re buying.

During the inspection the surveyor will look over the roof, walls, pipes, timber, and and other visible aspects of the home to check for significant defects. The report is in a standard paper format and uses an easy-to-follow Condition Rating system:

Defects that are serious and/or need to be repaired, replaced or investigated urgently.

Defects that need repairing or replacing but are not considered to be either serious or urgent.

No repair is currently needed

You should choose an RICS Level 3 Building Survey (formerly called a structural survey) if you are thinking of buying a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property.

Our Level 3 Survey also includes:

  • A more thorough inspection and detailed report on a wider range of issues;
  • A description of visible defects and potential problems caused by hidden flaws;
  • An outline of repair options and the likely consequences of inactivity; and
  • Advice for your legal advisers and details of serious risks and dangerous conditions.

The RICS Building Survey does not include a valuation, but we would be happy to provide you with a valuation as a separate extra service if this meets your requirements. When purchased in conjunction with a Level 3 survey, we could provide additional service for an additional fee of £100. Please just let our Customer Services Team know, and they will be happy to add this additional service.
